The Opportunity

Located on Marco Island, FL, Rose Marina was designed to provide a next-generation dry storage solution capable of protecting vessels from Southwest Florida’s extreme coastal conditions. The goal was to create a hurricane-resistant, low-maintenance concrete boathouse that improves safety, longevity, and visual appeal while exceeding traditional dry storage standards.

The Challenge

South Florida’s coastal environment presents significant risks to dry storage facilities, including extreme wind loads, salt exposure, and fire safety concerns. The project required a solution that addressed performance, safety, and aesthetics without relying on conventional pre-engineered metal construction.

Our Problem-Solving Process

Planning

The project began with comprehensive planning focused on the unique coastal conditions of Marco Island, Florida. Early efforts included site evaluation, hurricane risk assessment, and coordination with stakeholders to ensure the facility would meet both operational needs and stringent safety requirements. Special consideration was given to wind resistance, fire protection, and long-term durability in a marine environment, establishing a clear framework for the project’s success.

Design

The design phase centered on engineering a state-of-the-art tilt-wall concrete structure capable of withstanding wind speeds exceeding 200 MPH. Solid concrete panels were incorporated between each storage bay to enhance fire protection, while architectural detailing, textures, and exterior paint finishes were added to elevate the building’s appearance. Unlike traditional pre-engineered metal structures, the concrete design allowed the boathouse to blend more harmoniously with surrounding residential neighborhoods while maintaining superior structural performance.

Site Preparation

Site preparation included clearing, grading, and foundation work tailored to coastal soil conditions and storm resilience. Foundations and slab systems were engineered to support heavy loads and resist wind uplift forces common in hurricane-prone regions. Drainage and utility coordination were also addressed to ensure the facility could perform reliably during severe weather events.

Tilt-Wall Panel Fabrication

Tilt-wall concrete panels were cast on-site to ensure precise quality control and efficient construction sequencing. Each panel was reinforced and designed to meet strict structural and fire-resistance requirements, with architectural textures integrated directly into the concrete. This approach ensured durability while reducing long-term maintenance needs and enhancing the building’s overall appearance.

Building Enclosure

With the structural shell complete, the building enclosure was finalized through the installation of the roofing system, access doors, and ventilation components designed for hurricane conditions. Exterior finishes and paint were applied to complete the architectural vision, resulting in a durable, weather-resistant structure that balances performance with visual appeal.

Completion

Upon completion, Rose Marina’s concrete boathouse delivered a resilient, low-maintenance dry storage facility built to withstand South Florida’s most extreme weather conditions. The finished structure provides superior hurricane protection, enhanced fire safety, and an attractive exterior that complements the surrounding community, ensuring long-term value for both marina operators and boat owners.
